Scheme Overview: Rhondda Life was founded by three organisations: Blaenllechau Community Regeneration, Ferndale Rugby Club and Cor Meibion Morlais.
Brief description of the scheme: The construction of a new building which was built on the site of the former Salisbury Hotel in Ferndale has been constructed as a community facility for Rhondda Life and also doubles as the clubhouse for Ferndale RFC. The building contains three function rooms and three bar areas.
More information: A pre-demolition assessment of the existing Salisbury Hotel was carried out to define what existing materials could be reused or recycled to minimise waste to landfill. 80% of the existing building materials were reused/recycled.
The project which was constructed under a JCT 2005 Design and Build contract was completed in 32 weeks 2012 and went on to win a RICS Awards Wales; Winner ‘Project of the Year’.

Minimising Waste and Maximising Sustainability
Prior to the demolition of the Salisbury Hotel, a thorough pre-demolition assessment was conducted to determine which existing materials could be repurposed or recycled. This proactive approach aimed to minimize waste and reduce the impact on landfill sites. Remarkably, 80% of the original building materials were successfully reused or recycled, demonstrating the project’s commitment to sustainability.
Design and Build Excellence
The Salisbury Hotel redevelopment was executed under a JCT 2005 Design and Build contract, ensuring a streamlined and efficient construction process. This approach allowed for effective collaboration between the design team, contractors, and stakeholders, resulting in a successful outcome.
In 2012, after a construction period of just 32 weeks, the Salisbury Hotel redevelopment project was completed. The remarkable transformation of the former hotel into a community facility and clubhouse earned it the prestigious RICS Awards Wales; Winner ‘Project of the Year’ accolade. This recognition highlights the project’s exceptional design, construction, and contribution to the local community.

We are building this scheme on behalf of Linc Cymru Housing Association, the development will consist of; 34 flats and 4 general needs mid terrace houses. The development will also include an outdoor fitness area and edible elements within the landscaping to further improve residents’ health.
The project was constructed via a design and build contract and drew extensively on Total Group’s expertise stretching across a variety of renewable technologies.
