Project Overview
During the summer of 2019, Total Regen had the honor of being appointed to undertake a comprehensive £4.8m refurbishment scheme at Warwick’s Lakeside House student accommodation. This ambitious project involved the renovation of 304 bedrooms and en-suite bathrooms, along with the revitalization of the accompanying communal areas.
The scope of the refurbishment works encompassed various aspects of the building’s infrastructure. One of the key tasks was the rewiring of the electrical system, ensuring the safety and efficiency of the accommodation. Additionally, mechanical containment works were carried out to optimize the functionality of the building’s mechanical systems.
Another crucial aspect of the project was the replacement of emergency lighting, which plays a vital role in ensuring the safety of the students residing in Lakeside House. Total Regen also took charge of replacing the carpets, enhancing the overall comfort and aesthetics of the living spaces.
The refurbishment scheme also included the renovation of the shower rooms, offering students a modern and pleasant bathing experience. The installation of new fire alarm systems was a priority to guarantee the highest level of safety for the residents. The Total Group Solutions
10-week programme
All works were undertaken during the summer period whilst student accommodation was temporarily vacant. It was critical that the scheme was completed in time for the arrival of students in time for the new academic year, which was made possible by excellent communication between all parties, uncompromising health and safety standards, as well as the project team’s familiarity with all areas of the university’s campus.
Collaborative decision-making
During week 4 of the programme, we discovered that the design intent of the flooring and ceiling was significantly different to actual conditions. Upon discovery, we quickly employed an additional Site Manager and utilised split shifts (working both AM and PM) to accommodate revised ceiling and floor construction details. We also called upon the resources of specialist subcontractors Park Ceiling Ltd to protect the programme and ensure the project was completed on time.
Tried-and-tested supply chain
Having previously undertaken comprehensive refurbishment works across multiple areas of the university, Total Regen was able to call upon the same tried-and-tested subcontractors and merchants as before. This was instrumental in easing co-ordination of activity on site, with up to 130 operatives on site during peak times.
The project was completed both on time and budget and to a high-quality finish, ready for students to inhabit in September.

TRIED-AND-TESTED SUPPLY CHAIN – having previously undertaken comprehensive refurbishment works across multiple areas of the university, Total Group was able to call upon the same tried-and-tested subcontractors and merchants as before
EXCELLENT CO-ORDINATION – during the project, there were up to 130 operatives on site during peak times. As principal contractor, Total Group ensured sound co-ordination and efficiency of all parties via regular, transparent communication, comprehensive risk management and health and safety audits, and continuous programme reviews
ENSURING MINIMAL DISRUPTION – whilst student accommodation buildings across campus were vacant throughout the refurbishment scheme, other areas of the university were still live, with graduate events and conferences taking place during the summer. Total Group ensured minimal disruption to the university’s continued operations and planned activities via careful programming, considerate parking and traffic management, and clear signage of works
Airfield Business Park
Total Group has been appointed by the council to construct a range of high-spec steel frame industrial units at Airfield Business Park, located just outside Market Harborough. These units, ranging from 1,570 to 33,360 sq. ft, will provide additional space for businesses in the area.
Intensive Support Unit
In 2012, the trust appointed Total Group as the principal contractor for the construction of a new and advanced Intensive Support Services Unit (ISSU) on Firshill Rise, Sheffield. This project aimed to provide a state-of-the-art facility to cater to the needs of the community and bed-based service users.
