In 2018, Total Regen was entrusted by Hortons’ to oversee the design and construction of Asparagus Point, a state-of-the-art industrial development spanning 54,450 square feet. This project marked the latest addition to the esteemed Vale Park industrial estate in Evesham.

As part of the project, Total Group was responsible for managing all aspects, including the design, build, drainage, and external works. The aim was to create a modern and functional space that would cater to the growing demand for industrial facilities in the local market of Evesham and beyond.

One of the key advantages of Asparagus Point is its strategic location within Vale Park. Situated along the A46, a major arterial road, the development offers easy access to transportation networks, making it an ideal choice for businesses looking for convenient connectivity.

The Total Group approach

Community engagement

Prior to project commencement, Total Regen contacted neighbouring businesses and residents to outline the nature of the upcoming works, providing 24/7 contact details for enquiries and feedback. Clear signage alerted pedestrians to the temporary closure of an existing footpath, with an alternative footpath used as the diverted route.

Works comprised construction of a 39,450 sq. ft L-shaped, 8-unit terrace and a standalone 15,000 sq. ft. commercial building. Per the client’s vision, eight units were speculatively built, with the development comprising a total of eight steel frame units ranging in size from 3,500 to 6,000 square feet – and up to 39,450 sq ft if combined.

Future-proofing – a ‘beyond handover’ approach

Total Regen worked closely with Hortons’ Estate to maximise the lifecycle of the development and reduce long-term maintenance and operational costs through the implementation of sustainable materials and features, including solar panelled roofing. In addition, all units benefit from a 25-year cladding and insulation warranty.

Each unit is equipped with an electric roller shutter door, as well as three- phase electricity supply, which will efficiently and comfortably accommodate the varying power requirements of future occupants.

Supporting local businesses

Throughout the project, Total Regen engaged with and supported various local businesses, including a skip hire firm and a groundworks subcontractor. In addition, the services and skills of local agency staff were used where possible.

The project was completed in line with the client’s specification, and was unveiled to potential investors at an opening ceremony at Vale Park West in early February 2019.

 
 

Key project achievements

NEW JOBS CREATED – the high-quality finish of the new units combined with Vale Park’s links to the M5, the M42 and the M40 has ensured a high level of interest in the units throughout the project. Storage and removals company, Squab, had secured freehold of one of the units prior to construction in 2017, which was then purpose-built to the company’s specifications.

SUPPORTING LOCAL BUSINESSES – Total Regen believe heavily in supporting the communities in which we work. Throughout the project, we engaged with various local businesses, including a skip hire firm and a ground works subcontractor. In addition, the services and skills of local agency staff were used where possible.

FUTURE-PROOFING – A BEYOND HANDOVER APPROACH – Total Regen worked closely with Hortons’ Estate to future-proof the development and reduce long-term maintenance and operational costs through the implementation of sustainable materials and features, including solar panelled roofing. In addition, all units benefit from a 25- year cladding and insulation warranty.

Airfield Business Park

Total Group has been appointed by the council to construct a range of high-spec steel frame industrial units at Airfield Business Park, located just outside Market Harborough. These units, ranging from 1,570 to 33,360 sq. ft, will provide additional space for businesses in the area.

Intensive Support Unit

In 2012, the trust appointed Total Group as the principal contractor for the construction of a new and advanced Intensive Support Services Unit (ISSU) on Firshill Rise, Sheffield. This project aimed to provide a state-of-the-art facility to cater to the needs of the community and bed-based service users.

West Bromwich Building Society

Total Group were successful in securing the design, supply and installation works for the Mechanical and Electrical (M&E) services on the new West Bromwich Building Society Head Office in West Bromwich. The building society was looking for a reliable and sustainable solution 

Lakeside Student Accommodation

During the summer of 2019, Total Group had the honor of being appointed to undertake a comprehensive £4.8m refurbishment scheme at Warwick’s Lakeside House student accommodation. This ambitious project involved the renovation of 304 bedrooms and en-suite bathrooms, along with the revitalization of the accompanying communal areas.

Dunelm Store Nottingham
